Selling a home takes Fingerspitzengefühl.
Home Selling
Seattle Real Estate | Gerhard Ade
Home selling is an intensely personal matter. For Gerhard, helping you sell your home is a serious responsibility. His record shows that customized real estate marketing will produce the best results.
Gerhard’s custom approach to selling a home begins with his proprietary “3-P” home listing system. The “three Ps” are Pricing, Preparation, and Presentation. They form the framework of his systematic approach to selling a home. Having a framework in place, allows him to focus on the variables. The variables are the real estate market, the home’s location and condition, and the homeowner’s reasons and motivations for selling.
These variables demand what Germans call “Fingerspitzengefühl.” Loosely translated, it means feeling things with your fingertips. Putting yourself into somebody else’s shoes expresses a similar sentiment. That’s what it takes to know how to deal with the personal circumstances of a home seller. Gerhard Ade tailors his services to suit each customer’s motivation for home selling.
Gerhard talks about his name, on growing up with the web, and what it takes to build trust in real estate. Don’t miss this video!
Gerhard provides a unique service to each listing customer. It is the Personal Real Estate Portal – “PREP” for short. Think of it as an online meeting and storage place for all the information needed to prepare your home for sale. The selling process begins long before the listing sign goes up in the front yard. It begins with a homeowner’s decision to sell the Seattle home.
Real estate marketing that produces results
With decades of experience in graphic design, copywriting, advertising, and branding, Gerhard approaches each listing as a new creative challenge. An urban condo calls for a different approach than a luxury home in a gated suburban community. Take a look at these seven, very different properties.
Social media is an integral part of my customized seller services. The extent and role it plays vary with each property. Timely Facebook and Instagram posts get the attention of buyers while a home is listed. The use of social media is essential to real estate marketing but especially useful in announcing open houses.
Gerhard’s customized selling services produce tangible results for his selling clients. Their homes sell at or above the listing price and they sell in the shortest possible time. The testimonials of his clients speak for themselves but the numbers speak even louder.
Home selling with custom listings
From July 2028 to March 2019, I listed and sold nine homes. They were on the market an average of eleven days. Three sold over list price, five for the asking price, and one below list price. Going back to 2016, my listings sold on average for 4.1% over list price after being on the market for an average of 9 days.
This may explain why in 2019, I was named again, and for the eighth year in a row, one of Seattle’s top-four-percent real estate agents. My home custom home selling services had a lot do with that.
