Woodinville Vinterra: Kingsgate living up to its name
The Woodinville Vinterra used to be the fertile ground of the Vibrant Plant Nursery. My wife and I went for walks on the southern border of the nursery on the path created by the natural gas pipeline. The path is still there but the nursery is gone.
In the low millions
When the development was first announced about four years ago, expected pricing was “in the upper $700s”. Now, four years later, more than 100 of the 157 new homes have sold for $1 million and more.
I took some pictures during the early stages of the development. The nearly flat 33.35 acres were perfect for new houses in one of the best locations on Seattle’s Eastside. Right across the street on the western border of the Woodinville Vinterra is Kirkland’s Kingsgate territory and homes north of Juanita-Woodinville have Bothell addresses.
For commuters, buses are traveling along 124th Ave NE and the Brickyard Park & Ride is less than a mile away. Downtown Woodinville shopping, the Woodinville Lodge, the Herb Farm restaurant, the cycling along the Snohomish River, wine tasting, and concerts in the Chateau St. Michelle are all located within two miles.
Looking at the 10-mile radius, you realize that the Vinterra is located centrally to Seattle’s Lake Union, Shoreline, and Mill Creek. To the south, the 10-mile radius includes Kirkland, Redmond, and Bellevue.
A D.R. Horton Home Run
Timing is critical to any home purchase. For developers and builders, it is the sine qua non. Currently, there are fifteen Woodinville Vinterra homes listed for sale in the NWMLS database. Six of them are in D.R. Horton’s Vinterra Highlands where some of the largest and more contemporary-styled homes are located. Search for Vinterra homes here. The majority of these large homes feature what I call the most desirable attribute: a bedroom and full or three-quarter bath on the first floor. Offering multigenerational living spaces with no-stairs is a tremendous value to buyers even when the grandparents only stay for the summer months when they watch the grandchildren.
New homes: Bothell leads the way.
With the resale of homes still being in a drought stage, home builders are doing their best to make the home sales flow. Outside the Vinterra, just six new Woodinville homes are listed as active on the NWMLS. There simply isn’t enough available land. An exception is Bothell, where builders are still finding areas to build. As the chart shows, new homes for sale currently outnumber comparable resales of single-family homes in Bothell.
